Terms and Conditions

Making a Reservation:
Contact us to check availability of dates and property.

Deposit of £ 300 payable via cheque or credit card. Balance of payment to be paid 6 weeks prior to arrival date.
Telephone bookings will be held for 7 days pending receipt of deposit and booking form. Failing which after 9 days, the provisional booking will be cancelled. On receipt of deposit and booking form, the booking will be confirmed.

Bookings within 6 weeks of arrival date are payable in full. Bookings made within 14 days of arrival should be paid in full by internet banking transfer.

Arrivals & Departures:
We do our utmost to have the cottages clean and ready for you on the Saturday of arrival as soon as possible!

Guests for GFH are Welcome after 11.30
Guests for Gannet Welcome after 13.00
Guests for Fulmar Welcome after 14.00

Leaving on Saturday please before:
Guests for GFH before 9.30
Guests for Gannet before 10.30
Guests for Fulmar before 11.30.

Please make your way to our (white) house on arrival where you will be welcomed and taken to your cottage. Any arrivals after 5pm should be notified in advance.

Occupancy
The occupancy of your property should not extend beyond the number stated in the booking form.

Smoking
No smoking on premises.

Cleaning
The property should be left clean and tidy on departure and any damages must be reported prior to departure. Property left in a dirty or inappropriate manner may result in an additional cleaning surcharge.
All damages and losses will be charged in full.

Vehicles/Personal Property
Vehicles, accessories and contents are left at their owner’s risk.
The proprietors will not be responsible for any loss or damage or any injury to persons not caused through the fault of the proprietor.
The children’s play area and the play area behind our house including the trampoline, walks on the crofts, on the apportionment, to the pond at the back, are all at your own risk.

Holiday Protection
Cancellation and curtailment insurance, clients are recommended to take out holiday insurance to cover loss or damage to personal effects.
To minimise the cost and inconvenience of cancelled bookings we would strongly advise you to take out holiday insurance. You may have to forfeit the full cost of your holiday in certain circumstances.

Restriction on Rental
We reserve the right to remove person or persons from the property due to unreasonable behaviour, damage to the property or exceeding the stated occupancy. In this case refund will be at the discretion of the owners.

Adverse Travel Conditions
Where there are ferry/plane disruptions due to bad weather conditions or other nature conditions or any form of industrial action, Beachview Cottages can not be held responsible for non-arrival at the cottages and no refunds will be given.

Availability
Each booking is made in good faith with the belief that the cottage will be available to the tenant on date stated. If for any reason due to circumstances outwith our control, the cottage is not available, we are unable to guarantee provision of alternative accommodation. In the event of this happening the deposit and full balance will be refunded in full. The tenant will have no further claim against the proprietor.
To improve the facilities within the cottages the proprietors reserve the right to alter or amend the facilities made available at Beachview Cottages.

Cancellation
If you require to cancel a reservation for any reason we must be notified by telephone immediately and cancellation must be confirmed in writing within 5 days. In the event of a cancellation we will make every effort to re-let the booking and you will be reimbursed in full. However we strongly advise that you take out insurance cover to prevent the following additional costs.
If we are unable to relet, cancellation costs will be incurred as follows:
More than 6 weeks before booking commences your deposit will be forfeited. Less than 6 weeks you will be liable to pay the full cost of rental (i.e. deposit & full balance).

Pets
No pets allowed, exempt from guide dogs or other important circumstances, if you have any queries, please contact us.
